Brandi was our on-site manager for Aborn Powers and she was so helpful and kind to us while we were tenants. Anyone who lives at 2813 Manor Dr knows that Brandi rocks!

This is a negative review and bad experience with Aborn Powers property management. Do not hire them if you are thinking of renting your house. They suck! We lived only 10 months at the rental house and gave 30 days' notice, paid our rent till the end of the lease term as we should (bought our own house). As per our lease, we were not allowed to hire our own professional crew to clean the carpet, and this had to be deducted from our deposit. Aborn Powers charged us $694 for cleaning the carpet, and they have the receipt for it. I called multiple other companies, and they all are giving me estimates of $300-350. So it seams that the rental agency hired the most expensive carpet cleaners or possibly relatives that own the business and charged the most they can. They also charged me for water for the days when we were already out of the house and turned in the keys. We gave notice on October 27th, returned keys on November 6th, and stopped all utility accounts on November 6th. They are charging us $98 for water between November 6-27th since November 27th will be the 30 days since the notice. We had an overpayment with El Dorado Irrigation of $54 as of November 6th. So total loss of $150 for water that we have not used charged to us by Aborn Powers. They also made us pay their late charge fee for water when we just moved into the house and wouldn't even want to understand that it was not our water bill that was late, but bill prior to our move in. Every repair was a pain. They send incompetent people to fix things, and they don't know how to fix it, returning back multiple times. The best was when we were moving out and still working on cleaning up. Someone entered the house while we were away. We do not know if it was Aborn Powers employees or landlords or someone else, but someone had a key. Those people got caught by our early arrival right at the front door. To wrap this up - do not work with Aborn Powers. You are not going to have a good time as a landlord or as a tenant. Thank you.

Firstly, we acknowledge that you provided a 30-day notice, ending your one-year lease early after living at our property for 10 months.
Regarding carpet cleaning, there are no stipulations in your lease preventing you from hiring your own cleaning services. However, as outlined in the lease agreement, carpets are required to be cleaned upon move-out. In the absence of a provided invoice, we engaged professional services to ensure compliance. Unfortunately, the discrepancy may be due to pet stains, resulting in additional cleaning requirements above the base price of the quoted service.
Our chosen vendor, S&G Carpet, is a licensed and insured entity with a reputable standing in the county. We assure you that our commitment to quality service is paramount.
Regarding utilities, tenants are responsible for costs until the formal end of the lease, despite the early return of keys. The charges were only for the duration until the lease's end date, and no late fees were imposed.
We only utilize licensed and insured vendors. While service completion may experience delays, our goal is swift resolution. Vendors and staff will only access a home if granted permission from the tenant, or a 24-Hour Notice has been delivered. We do not show any record of complaint concerning an un-authorized entry.

I recently purchased a house in Placerville and managed the rental myself for two years with no problems. After the tenants left I asked a real estate agent for a referral for a property manager and she recommended Aborn Powers, so decided to give them a try. BIG mistake.
1. I was originally assigned a property manager K who seemed capable and communicated well. On the day that he was to take over the account he calls me to say he's no longer with AP and handed me off to H. Not a good sign
2. H was an utter disaster to work with. She lacked commutation skills and was thin skinned in that she seemed to take offense when I would ask questions.
Terminated their services as soon as I could.

Update: They discontinued Latchel, but continue to charge tenants $30 a month without access to the "benefits package". $30 extra a month to do their job for them.

It would be helpful if you could share a bit more specifics about what property you are in, as we do not have you listed as a tenant in our system, so we can look further into what may have happened. Regarding the benefit package, our new provider has a wealth of benefits for our tenants. On top of concierge services and discounts, you get identity theft monitoring, late-fee forgiveness, credit-building, rent rewards and more.
Regarding the rent increase, we would like to clarify that as property managers, we do not have direct control over setting rental rates. Rent adjustments are typically determined in collaboration with the property owners, taking into account various factors such as market conditions, property maintenance costs, and regulatory requirements. We understand your concerns about housing insecurity and homelessness, and we share your compassion for those facing these challenges. While the decision to raise rents is not taken lightly, we will continue to explore ways to support our tenants and the community within the confines of our responsibilities.

The property manager showed up to my neighbor's door unannounced at 8:00 AM for an inspection. (Who does that?)
They charge $30 a month for the Latchel app none of us want or use. They offput their responsibilities to manage the property onto the tenants by having contractors contact us directly for maintenance on the exterior of the building.
I think the most deplorable thing about this company is it's claims to be Christian. The moment our building owners switched over from another management company, Aborn raised our rent 10%. (The maximum amount they're legally allowed to per year in CA.) I'm pretty sure Jesus wouldn't have done that when housing insecurity is the worst it's ever been and homeless is the highest it's ever been. I see all the high ratings is from 4 years ago. I would have to agree. Over the past 2 years it's been very trying. The Cameron Park office has had staff turnovers. There monthly statements are very hard to decipher. Oh and as long the tenants don't complain all is good. We had to terminate our contract with them.

I have never received such poor communication from a property manager. I'd be furious if I was the owner of a property that has been sitting for rent with this company. This is the 5th relocation I've done for work and Aborn was an absolute nightmare to get a simple application processed or communicate effectively. After about 3 weeks we got sent an approval but we've all but given up and had to reach out to another property we were able to get within a 2 days. Anyone considering using this company to manage their rental if seriously start asking questions on these properties sitting on the market.

We're located here at 19465 n. Indian Canyon, and so far so good! They've been extremely pleasant and understanding over the phone! I've called them in a water leak panic and they've been super helpful, even teaching me how to resolve it. They've made the transition into newer tenants a smooth one and that alone has made our lives so much easier as these starting months have been plenty stressful, it really helps hearing a friendly voice from your leasing company!

I have been renting with Aborn Powers for over 3 years and this company is great! The property manager Marlene is the best! She is always helpful, fast and really reliable. I would recommend Aborn Powers to all of my family and friends. You won't be disappointed with them!
